Offer, negotiation, real estate contract, settlement
After finding your dream property together, I negotiate the successful acquisition of your real estate purchse in California with expertise and experience.
To do this, I will first develop your offer. This covers all the conditions such as the purchase price, the date of the transfer of ownership, and additional arrangements (e.g. including furnishing). The offer, which includes a number of pages, is a California standard purchase contract. After submitting your offer, the seller has approximately 24-48 hours time to accept your offer, reject it or submit a counter offer.
In the event of acceptance of the order, the entire offer becomes a binding contract for both parties (buyer and seller). A so-called ESCROW, which takes over a notary function and includes a special notary account (Escrow account), is subsequently set
As a rule, you should deposit about 10% of the purchase price within the first week to the Escrow account.
This is supervised by a trustee.
In the case of financing, the "Financial Contingency" is a paragraph, which is always a part of the local standard contract. This clause gives the buyer the right to withdraw from the contract if the financing is not possible. In this case, also your deposit will be refunded.
After the purchase contract has been concluded, it is now time to meet different deadlines until the actual conclusion and transfer of property - for this I am responsible as your real estate broker together with the ESCROW agent. In the case of a financing, the financial institution will guide you through the necessary preparations for a definite loan approval.
